What is an emergency maintenance situation?

- Any situation where there is constant, excessive and pervasive water leaking.

- Acts of god' that result in damage to the home that presents immediate danger to tenants.

- Fire/Theft or any event involving police/fire department.

- No heat with temperatures below 40 degrees.

- No electricity, not to include widespread outages.

- No running water anywhere on premises.

- No functional toilet/shower anywhere on premises.

 

 

What is tenant responsible for in an emergency maintenance situation?

- Taking as many steps as possible to mitigate the situation until professionals can be alerted or assist.

- Calling 911, when applicable.  

- Understanding where the water shut off valve is located and immediately shutting off water in the event of a major leak.

 

 

 

What maintenance am I required to do?

Your specific maintenance requirements are individual to the property you rent and the terms of your lease. However, all tenants are responsible for changing light bulbs, changing batteries for any battery powered devices already in the home, changing vent filters, changing HVAC filters, keeping vents free of dust and dirt, gutter cleaning, and keeping excessive moisture out of the home.

 

If damages outside of my control happen to the home, who is responsible?

 

All our tenants are required to carry renters insurance, which covers damages to tenant possessions.
